From that saved money monthly, I allocate: mtg ins taxes cap ex savings business profit, etc. after all of those are satisfied, I'll take the remainder to a rounded amount.

If he cant agree to that find a new handyman.As a contractor , I agree with this , with the exception of " to your satisfaction "The scope of work is specified in writing , once completed payment is due , "satisfaction" is too subjective and cant be effectively written into a contract .Some people you just cant satisfy
