In some places you can only raise the rent once a year (ie once every 365 days), there may be caps on how much you can increase it and you need to know how much notice to give (30-90 days). 

Markets these days are way more vicious and V like, not linear movements.

You can also reinvest into the same cash flow property to accelerate the payoff or speed up the ability to hit the required LTV to refinance and pull cash out faster.

HOWEVER, I can (and do) put in a 60 day notice to change terms at the same time I sign their agreement to increase rent.  

I am looking into courses at the moment as was wondering the same thing. 

@Will Gaston what we are seeing in Columbia is the same thing we are seeing in most of our markets. 

Throughout the day, I realized how abstract/naive my question was.  

Opportunities to invest with others, preferably with partners who have skin in the game and are investing in the same properties I am eager to learn from the experiences of others and contribute to this vibrant community. 

However most brick and morter banks these days have a lot if not just as many online features.
