New Investor Seeking Advice in the DC Metro Area

Hello BiggerPockets Community,

I am a new investor looking to start my real estate journey in the DC metro area. I would like to express my gratitude to Jack and Russel, who have been gracious with their time and provided valuable guidance related to the DC Metro area.

My Strategy:

- Invest in rental properties below $400K with a Cash on Cash return of over 6% and an ROI of 7%

- Consider flipping opportunities for properties costing more than $500K with an ROI of 7% or higher

- Prefer to stay in the DC metro area but i understand that its a tough market for investors. However, open to invest with others outside of the DC metro area as long as they have a skin in the game ( Just following Brandon Turnner's advice)  :)

What I Have Done:

1. Created an LLC

2. Secured personal and family funds

3. Read "The Book on Rental Property Investing" by Brandon Turner

4. Engaged a real estate agent and visited five properties, with plans to submit an offer on one today

5. Actively reading blogs on BP. Thanks to many of you that motivated me to start this journey. 

What I Need from the BP Community:

1.I understand the importance of surrounding myself with successful individuals in the real estate industry. I would  appreciate if the community can recommend forums, meetup groups, or gatherings in the DC Metro area that will help me connect with like-minded investors

2. Opportunities to invest with others, preferably with partners who have skin in the game and are investing in the same properties

 I am eager to learn from the experiences of others and contribute to this vibrant community. Thank you in advance for your support and guidance. I look forward to engaging with you all and making the most of this exciting journey.
