It is like taking a test and school with no idea of what the correct answer may be. 

I have tested a few methods for finding myself leads- Google Ads, Direct Mail campaigns, Bandit Signs, Driving Around, Craigslist/Marketplace, Zillow, Facebook Ads, Instagram Ads, Buying lists, etc.

Take a roll with the punches approach to problem solving and you'll be successful!

Paying for licensing courses, state tests, MLS dues, and a variety of other fees can add up, especially the yearly or bi-yearly renewal fees for licenses, Realtor associations, MLS fees, and various admin fees .

I do have some large expenses coming up in the next few years such as replacing the oil boiler with a gas boiler (the basement floods a increasingly and the oil boiler is oddly the lowest point intentionally) and the roof is probably 5 years out maybe a little longer.I’m grateful to be in this position and honestly got very fortunate with how the cards rolled out on this one.

A good lender will roll most if not all of your fees into the loan meaning they are paid on the back-end out of the profits of the flip.

Maybe some roll out beds stuffed in a closet somewhere or 1-2 sleeper sofas would improve the visual appeal on STR rental sites. 

However, gross rent roll of $2,050 on a $125,000 property seems like a pretty good deal.
