Keep in mind that any agent is supposed to represent your interests above all others.  

I've connected with representatives from Colony, Lima and LendingOne.

I'm sure that the heirs can still sell inherited property for whatever amount they wish, but I'm wondering if provisions like these tie the Personal Representative's hands such that the PR couldn't really sell the property to an Investor who is using the 70% rule?  

The HOA will send us notices of weeds, trees that need trimmed, paint as needed etc and for most of the owners we represent they are fine with those items most of the time as they also relate to the property value over time.

Buyer represented himself so didn't pay a buyer's agent commission.

The listing should include the buyers names and the agents who represented him.  

I talked to one representative who said that the management company could be anybody so I just want to double check.  

As a result, I anticipate that the auction will not be cancelled or delayed and that the bank (Wells Fargo in this case) will own the property at the end of the auction.My question is this:  Does a representative for the bank or the bank's attorney attend the auction in person?

If I was representing a buyer and the seller balked at any reports, I would assume they were hiding something.
