Hi Bigger Pockets Nation,with the covid-19 outbreak, I saw more and more commercial listings in the downtown.I am thinking to purchase a small commercial space as a new investment stream.my plan is to wait another 6 weeks and hit it with cash, no condition offers with closing for 2 weeks.what should i be looking at ?

Yep, in the enterprise and commercial space it can make sense.My mgt co s-corp rents space from a multi-use building owned by one of my commercial LLCs.I may not ask for SBA relief, but its an option.I don't see using it in a househack primary situation, though I have rented my house out for 13 days a year for a few years now.

Based on what I heard from STRs in China (only country currently relaxing restrictions), generally it is extremely tough even after things loosen up for following reasons:1) No international travelers - By summer or even fall, most countries will likely continue to have travel restrictions2) No big conferences or concerts or large festivals - Nothing is planned for at least 2-3 months AFTER lifting of restrictions. 3) Not much business travelers- Business continue to discourage business travel due to liability concerns.

@Marita JojoMost states allow you to file the paper work for an eviction, they are just not processing the paperwork until the states relax their guidelines.

I use: Tenant acknowledges common area amenities such as pool, patio, lawn, and entertainment space outside the unit are maintained by the HOA and are outside the control of landlord and as such, landlord cannot guarantee their continued availability.
