what to look for when purchasing a small commercial space

Hi Bigger Pockets Nation,

with the covid-19 outbreak, I saw more and more commercial listings in the downtown.

I am thinking to purchase a small commercial space as a new investment stream.

my plan is to wait another 6 weeks and hit it with cash, no condition offers with closing for 2 weeks.

what should i be looking at ? what do you think about this strategy?
