I realize that something scared an investor away from it once but the other part of me says that there has to be a way to obtain these if you are willing to do the work...I AM WILLING.

.#2- I realize that this is new and things are in flux a bit but it is frustrating to see that there are significant differences in the terms of each deal.  

I imagine if someone could invest quickly once they realize this is happening in an area, the appreciation would be worth it.

I realize a turnover in so short a time period is frustrating, but it would be better than months of questionable rent.

Carolina NA thank you for your response, it was a bucket of cold water, I read the blog post you recommended and am reading "The Ultimate Beginner's Guide to RE Investing" and realized I was approaching it the incorrect way.

Since he’s an investor he also will purchase the deal I find “ if it’s good” I’m intrigued because he’ll be my personal mentor providing the step by step process to correctly wholesale, lease option and seller financing, and guidance is all I've been looking for.In life I soon realized in order to learn something or anything you need to learn it from someone hence my family business I learned from my father, and that’s what I've been looking for in real estate someone to teach me without having to pay upfront cost but reality is that’s not the case for most gurus even if it cost me giving up the profits of my first 5 deals I just want to WORK!!!!!!!

And yes, even lenders and the FHA realize that you won't be able to keep your current job when you move to Missouri, and it's unlikely you'll commute to work every day to your current job.
