they just do not want to spend the time to monitor.  

Personally, I prefer to handle the entire tenant placement process myself for the following reasons:-nobody will care more than me-I have processes in place for all aspects of tenant placement (so I don't need to spend any time learning how to do it)-I like to meet all the prospective tenants in person (meeting in person vs. on paper or over the phone can be very important and effect your decision)Again, that is just my preference.  

I'm new to Bigger Pockets and I look forward to spending time on the site and learning as much as I can.I was wondering if someone can give me tips on where to locate properties for sale?

Also looking to spend around $170k(probably less) on the townhouse so i will have a $70k mortgage and they will be paying around $1100/month with roughly $150 HOA. 

., a couple blocks up from McKinley hill area and would be happy to help answer any questions you have about the area.  210k for anything in that area seems pretty steep, there are deals out that way that you don't need to spend that much money on.  

I expect to spend another $3k to clean up the other unit once it's empty.  

And I'm glad you showed ALL the numbers, including the interest spend from the loan, not like on TV.... even though I still watch those shows, LOL. 

I'm sure I'll be spending a lot of time here (hopefully not all of it).
