I responded that I understand but I would like to see invoices for all of the costs he is claiming (as they felt expensive and I drove by the house to saw that the dish we were being charged to remove was still installed on the roof) and am disputing the additional $500 of lawn expenses that seemed to appear out of nowhere ($800 claimed less the $300 which were legitimate and paid in December when we began paying the lawn guy directly).At this point, the landlord went silent.

@Alan Walker They said that they could do it on the investment properties. 80% LTV on them and they could do it on multiple properties. 2 of mine have the MACU 90% program so I wont be able to do it for those properties but I do have one that I paid 20% down that I should be able to get a HELOC on

She also knew the apartment was being shown since the agent from Renters Warehouse was notifying her of showings.  4 days before the move out date, I had a city inspection and when I went into the property, it didn't appear that any packing or moving had been started even though she stated that she already had a few days prior over the phone.

I know a lot of people use excel, but I'd prefer a true database program for better data integrity, scalability, and creating reports.I've searched the forums and looked in the BP files but nothing is coming up in the search (either I'm not searching right, or no one else is dumb enough to want to build their own database).
