Whats more lucrative: Owner Finance or Rent to Own?

Whats more lucrative for an investor? Rent-to-own or owner finance? In both scenarios, you are basically not being a landlord right? What are the advantages of one over the other? In the owner finance, you take a fat down payment, so I guess more money upfront in that scenario, but is it more lucrative in the long run compared to rent to own? Just something I was thinking about. Thought it would be a good discussion. Or would the best bet, just stay and landlord and rent and keep the house forever?
