For me it was a natural progression of being a high producing real estate broker.. this allowed me to network with developers who hired me to sell their product.. once in the club. you run with them.. then as you gain capital ( and make no mistake this is the most capital intensive business out there you grow into it.. at least that's how I did it.. and I am really just a small fish.. as my deals have all been for myself or just a few select capital partners..

I'm putting back splash (which idk why but love to install them my self, takes my mind off of things) I get a really beautiful white rock like with silver for 6$ a sqft (only need 12-14 sqft).

we bought a cat pee house..NEVER DO IT.. took sheet rock off walls 2 feet up, kilzed studs before new drywall, removed all base trim, threw it out. sanded and primed with kilz doors.

So you know what's up.Download your HOA owners laws.. and figure that out.Get a copy of the tenants lease,, if they have one if not,, then I would venture to say they are month to month tenants if they can not produce a current lease document.Good luck,, sounds like a murder mystery.. :)

If you are looking for more of a passive income stream, purchasing underlying performing mortgages is easier (not so hands on, albeit tougher to find good ones), and if purchased correctly, they produce better returns.
