I have seen so many people make horrible decisions on some purchases.

I like to see people succeed. 

I wanted to connect with people to discuss lessons learned and how I can go about navigating the permit process with zoning/planning and the building department. 

No activity though.A lot of people tell me that I should obtain my Real estate license to convert our rentals from passive to active income, but I don't exactly understand how that will help.I'm not looking to be an active real estate agent, but was thinking of obtaining my license to become an associate agent to fulfill the hour requirements and just for fun.Is this the right path?

Many people seem to gloss over the professional property management piece, don't make that mistake.

There's certainly no right or wrong answer, and as you say, everyone has their own opinion, but generally I think you will find most people on this site having the opinion that such an involved structure may be overkill (of course, no one has a crystal ball either).California is generally more cumbersome than other states when it comes to taxes and filings.

Focus on building solid relationships with people that will want to work with you in the long run. 

I'm hoping maybe some local Denver, or well versed STR people can point me in the right direction.Here's are the questions: Are there only a limited number of licenses Wheat Ridge is allowing? 

From most people I've heard, it seems worth it.
