I have bought numerous properties at less than 50% of the market value, my best being 13%!

I have heard of numerous PM nightmares with companys that charge a flat fee and lock people into a few month minium contract.The property can remain vacant longer, no motivation to get it rented.Often sellect less qualified tenants, they still get paid.Spend more time on Maintenance, they still get paid.

A simple google search will pull up numerous reports on ripoffreport.com , scam.com, and flippingfrenzy.com and more.

I've read numerous times on the board about people who buy and quitclaim to an LLC.

There have been numerous posts about this program.

We've requested the original invoices from the workers numerous times; they refused to provide them.  

Since I've started getting serious about investing, I've started getting numerous Instagram ads about different companies/opportunities:HomeRoom, Spartan Investments, Peoples Equity Group, Fundrise are some of them that I just scrolled past just now.Anyone ever invest with companies like these?

I've watched numerous videos on REI strategies and systems to the point I think my brain is about to explode but haven't learned anything useful other than the fact that these programs are extremely costly.
