The option of putting 3.5% down with a government loan is attractive, but our monthly payments would be high and we would have interest on 96.5% of the money loaned.

In a class c neighborhood you need to consider that move-out costs are going to be much higher, because it is going to be very difficult to attract a tenant that is going to pay the right amount of deposit.

i have noticed SellPoint blasts out to numerous sites (many of which I already market too), but haven't had the chance to try this out or see it in action.would anyone care to comment on their experience with this software?

If so, does this look like a deal that would be attractive to a private lender?

I know there are various opinions about doing this, particularly since you can get most of the information from numerous, low to no cost sources.

Obviously the rental yield in the Bay Area is not very attractive given all the costs and tenant-friendly law that make management more challenging.

Not sure it will help me attract more tenants.

I did get a few calls for numerous properties that I didnt bother in placing under contract.

This home attracted buyers that were lower income and couldn't come up with the down payments and wanted the rent much lower than I wanted.
