If you buy B and C type multifamily that cash flows well even with high vacancy rates and place conservative long-term debt on it, you should be well-positioned for a recession.Many people will say mobile home parks are recession-proof as well.

You can run a trim band horizontally around the building to separate the top and bottom siding.  

Would you share your spreadsheet models/calculations with your realtor if they ask for it claiming it'll help them narrow down the search for you?
