I could easily make this property worth a lot more then the purchase price within a year by raising the rents and improving the property.

We always meet the inspector because often the issues are small and can be taken care of easily.  

Based on the current market, I'm guessing that could easily take 6-9 months.

Online, the context, facial expressions, delivery and tone of messages delivered can easily be confused or come across wrong.

The key thing: HOW EASILY AND HOW WELL DOES THIS PROPERTY FIT INTO MY BUSINESS MODEL?

@Bob Galivan  - great points. a) POS can eat your estimated buy in for sure unless you are well cash capitalized on the buy side b) spot on c) very good guidance, especially for 1st timers or out of state players d) AND EVEN WITH inspections....you easily add a $10-25K repair tab turkey bomb expense to your portfolio.  

It easily performs a job of a full-time person (if we had to do it manually).

He rents it for $1125/week all year round (with 0% vacancy) and makes $1200/month on his boat slips, so you could easily cashflow with it, especially during spring break/summer months, where you could charge more.
