My mortgage is $1,892 per month.Heres what I came up with:Rent $500, water bill $60, electric $110, garbage $16, home insurance $58, ADT security $32.18, cable $83, total $860.Modern/updated home, 1,800 SF, washer/dryer, etc. 

If you don't have to replace cabinets replacing older hinges with concealed hinges gives you a much more modern look.

@Spence Kal   I used to think agents would become obsolete with advanced technology allowing easier marketing for FSBOs, then I realized that one of the most important things I do for clients is problem solving on whatever level they require.

Up sized the laundry drain for modern washers. (2" now,,,old spec was 1 1/2" or some were even 1 1/4") Whole project didnt cost much. 

Even the cheapest modern software like quicken can auto download and sort transactions by property and expense category.

This is what I do, and most of my clients do for their multifamily units.I would definitely push for the areas I mentioned first, along with possibly more central Denver too (however most of these multifamilies are old and need quite a bit of modernizing, and can have larger issues). 

Would think that in today's technological world that should not be that hard.
