Since it's an area that doesn't get sunlight, I would recommend grading it away from the house and covering it with drainage rocks or river rocks.Downspout into underground drain pipe.Underground drain pipe sloped away from house to emitter, prior to covering it up.

You wouldn't ask a plumber to wire your house, you wouldn't ask an electrician to put in a toilet and you wouldn't ask a sheet rock guy to install flooring...There are so many tools and tricks to the trades it is very rare that you truly find a master of all the trades.

In my policy packet I have if your not out on time it's 75 an hour for additional time.. if you don't have that I'd charge her the day.As for charges, photos' of all damage, cost to replace appliances that arent' repairable with same condition type appliances, Hire a buddy to do the sheet rock repair so you have a receipt for repairs and can charge her for time and materials to repair.

Probably needs waterproofing on the outside of the concrete and installation of some type of drainage to prevent water from sitting up against it.Typically, after waterproofing, there would be a perforated drain pipe with drain rock around it to carry the water away from the house
