Most of the homes were vacant most of the time; the only time you actually saw any real population was during ski season. 

We are spending our time and moving money towards country subdivision lots, 1mm population metro storage development, flex buildings and expanding teak plantations in Belize.  

Your local apartment owner association is a great resource for best practices for management and screening tenants.

All it takes is a hand full of comps, new businesses, reasonable "average days on market" and an influx of population due to jobs and bam!!

Thinking about it, I think my question is what is the best way to market to any distressed population?

My local sherrif has a policy for vacant homes that you can register the address of a vacant home and give them permission to enter at any time with out a warrant. 

I took an excel sheet I found online (from "Tactica") and tweaked it a bit to help track and compare different major cities/ different local cities by taking its population growth, labor stats, and rental stats/ multifamily stock to help someone visualize the different places and see where their next investment could be.

Networking led to the opportunity, as the previous owner reached out to me through our local REIA.
