So I was going to spend ~$50k on the renovation and I could spend $5k more to double the size of the kitchen & put in stainless steel appliances and it would be the best property for the money in the neighborhood - but it wouldn't get me more rent (plus a pool is a liability nightmare in a B- neighborhood)Good luck - those Podcasts listed earlier are awesome

My goal is to create a great home experience for the renter, but doesn’t cause me an arm an leg in material cost ( as most of us probably want).So far flooring will be vinyl.Kitchen countertops will be granite .Soft close cabinetry in kitchen.Any suggestions will low coating materials for the bathroom , appliances ( kitchen) and bedroom which will give great value but will be relatively cheap for me as an investor when purchasing?

The windows weren't installed correctly either which we had NO IDEA about until they started falling out of the frames which is a huge hazard as I am pregnant, not to mention is damaging to our property?!
