Are these normally good buys, do college kids make good tenants?

A couple job changes, a relocation, and two kids later, I'm ready to get back into.

Good evening,I am a newbie to this world (although I was around the move and flip market as kid via my parents) I am very green to the real estate investing market and after any advice to grow and learn.I’ve done my basic research/learning (books/podcasts) in the single family rental marketing and their different variations of investing the past few months to see if this is something that I would like do.

My wife and I(no kids) are currently renting a place a 2 bedroom condo with 2 underground parking for $1430 and I recently I have been thinking of buying a house cause I want to get things rollings a bit.

I like College kids.

His kids also work in real estate.

I’m a young kid so I can’t bring much to the table when it comes to buisness conversation.

Would you, my amazing Bigger Pockets community, deem HVAC to be an option worth exploring vs. the boiler / ceiling fan & insulation combo IF THE BOILER NEEDS REPLACEMENT?
