This would be our very first eviction on a self-managed property and therefore I am not completely comfortable with the process (even though I've read it over & over numerous times) and it is my understanding that if it were to proceed, I would be required to appear in court.

You must stick with what is in writing, as agreeing to deviations will only invite more deviations, and will undermine your position if you have to move forward with eviction and the tenants challenge the eviction in court.
