That would be a perfect world, but there are costs and likely a few if not some repairs that can be done/need to be done on almost any home.

The mechanics lien will generally stay if it has been perfected over time.

In the perfect world you'll find a property to property to house hack where one section is move in ready while the other will require some renovation. 

If I can't get finance through bank caise of not enough years in tax returns although my credit is perfect im curious to know how go about doing whst you mention.

I wish my wife had an interest in getting her license, b/c IMO the perfect situation would be an investing couple where one is licensed and the other is not.
