We fill that niche of need where the sellers have a property that they cant or don't want to sell at retail.I do truly consider this wholesaling as many wholesalers in other industries don't actually have a warehouse full of things either, the manufacturer does, the wholesaler facilitates the logistics of getting the product from the manufacturer to the retail store.

I loved the fact that several extremely experienced investors like @Jay Hinrichs mentions the real cold hard facts within this industry.

I am in the financial industry and have been guiding her to get her credit back in line but I know it will take some time.  

Loopnet is usually a place where junk ends up but the great part about it is that it lists all of the brokers in the commercial/multi-family industry. 

Their is a reason 87% of new agents are out of the industry within 5 years after getting their license.

My point is, the Flipping industry (and likewise the BRRRR strategy) would not exist, if it was all "wishful thinking".

@Rousner Ermonfils like Ed and Bill said, it depends on your goals and risk tolerance, but if you're looking for options, check out some of the REITs that are in the Senior Housing/Independent Living/Skilled Nursing industry.

If I were you, I'd focus on your strengths.
