It turned into a bigger job and this contractor was terrible.  

What we do have is a fairly steady job market compared to other areas and abundant liquidity looking for yield.

This makes it really hard for a person to a day job to compete against these full time investors.In the meantime, will be looking outside the metroplex for better returns and less gimmick.

On a job that large, you should have multiple bidders if you're not using a contractor that you use all the time.

See, on those days, and they will happen, you'll pull out your handy Rolodex and look up the contractors (and lawyer) you have relationships with and get those jobs taken care of lickety split at a good price because you're a local with repeat business.

So here is my question with a young child and a dead end job ive found myself in debt with little funds to start up my real estate investing.

The PM firm does a good job of addressing all complaints so we're confirming with them that all items requested by the departed tenant were addressed and building our case for civil court.

Some wholesalers do a much better job of presenting and most importantly getting actual deals.
