The 7-unit I bought as a value-add property and added about $100k in equity over the last year, so I'm not opposed to doing similar projects in the future if profitable.I know how to analyze a deal and calculate NOI when scouting properties (though admittedly these properties were acquired many years ago, before I knew much about RE investing).  

Also, start to really network with other agents, investors, etc. to both learn more about your business as well as being in the loop for future purchases!!

They basically drive by the houses and generate a price every few seconds...they dont go in the house or anything...highly innaccurate( this comes from a few apprasiers i have talked to about it)Collaboration is the emails you will get from a realtor to see all the houses available before they hit mls.

Noticed that you did not have management expense - will you be renting out/managing the properties on your own in the future? 

When I speak with people who work in a school’s office there often is a person there that can use the address which you give them to offer an opinion for that moment in time and then once you have their contact information you can ask in the future.
