They don’t want their time to be wasted, so if you show you got the funds to get something done and desire to do a deal they’re not going to want to rub you the wrong way and lose business.

I have a firm offer on my first rental property (equal parts anxious and excited)! 

You can’t know for sure without a firm quote from contractors but you can estimate enough to determine if it’s going to work and be worth making an offer.

I will have no problem selling my home, if and when I do, because it is in a very desirable location.Hope that helps.

I would love to be able to start a property management company to help other owners out and basically just plug them into my system of how I deal with my properties but I have zero desire to become a real estate agent to become a broker.

Also, don't forget to take your tax impacts into consideration, as well as the bandwidth and desire and ability to spend a lot or a little time on real estate investing.
