Sellers are responsible for any liens that the property has, and those are taken off the proceeds of the seller at closing.

We are currently designing a 2 bed 1 bath on a slab 720 square feet to be modern like this and it's extremely compact and will be on a slab. small homes in our market sell at a premium close to $300 per square foot.

What I am looking for right now is a hard money lender that will do a cash out refi on this property because I have several deals in the works that I would like to close on.

We would lend 75% of the 250k which is 187,500 so you only need 13,500 plus closing costs to buy the house. 

So far I've been working in the MF space for about 4 months now and was able to connect with many great individuals in many different parts of the US, however, I have yet to connect with people that are close by. 

The property is scheduled for a foreclosure sale prior to your close date, is that correct?

It's easier to save money by getting a better deal when you close than to try to cut corners on the rehab.

Shortly after closing the deal the company I worked for changed my job and moved me abroad.
