(Best long term option)Assuming you have a rainy day fund already in place other options: put the house under agreement, find a partner who has the cash.buy it with a private money loan and do a cash out reficombine other properties in your portfolio to open a LOC and use that for the down payment (least favorite)Pass and find other ways to increase your income and cash on hand that doesn't involve borrowing more money.
