Multi family housing phx

I currently live in Minneapolis and planning to move to Tempe.  The only thing holding me here in Minneapolis is my job.  I have a very easy union trucking job making 120k a year but hate the freezing winters.  I’m looking to purchase my first investment property in Tempe, AZ.  Looking to start with something small.  I have seen several duplexes for about 250k-300k.  My question is if it’s worth the investment?  Will I be able to make enough on the rent to cover expenses each month and make a profit?  There are lots of apartments complexes in the area which makes me think “Why would tenants rent a place in a duplex, when they can have all the amenities of a apartment complex?”
