What are the best practices and methods to protect yourself as a landlord?

When I first started with just a couple houses, one of my favorite parts was going in after a group checked out, and finding a half a case of un-opened cold beers in the fridge. 

BP has a link on this site for avoiding a scam; https://www.biggerpockets.com/...If they don't have a real business, and are some guy with a gmail account, be wary, check addresses, get their banker and attorney contacts if your BS Detector goes off, and my favorite way is to right click their picture in Chrome, and search Google, and if he comes up with different names, you found one. 

So here is my question and I also will throw out some methods I am possibly taking.
