Real estate developer looking for ideas on a really big project..

So here is my question and I also will throw out some methods I am possibly taking. I am looking for partnership on a town-home Community that i am constructing, I want to know ways i can find an investor that i can trust and is looking to make a good project, this is a big project that profits are estimated at 3 million plus. I am also considering partnering with a bigger company such as west gate, Hilton or a brand to that magnitude.
