In the former, you (generally) have your own capital tied up in a venture that provides (passive, but not really) income, while in the latter you exchange your time and expertise for compensation.

In any rate you're more likely to find one when you're out there doing deals and have demonstrated your expertise. 

I believe there is a reason for everything , and I feel that there seems to be an opportunity here, but I don’t have the knowledge or expertise to pull it all together. 

Well, I don't doubt your expertise or experience but it seems many esteemed brokers differ with you.

To wrap up this intro, I just wanted to reiterate that I'm grateful to have an access point for so much knowledge and be involved in a community with helpful members sharing their expertise. 

You'll be able to tell who brings expertise to the table and has your best interests in mind pretty quickly.

Once you gain expertise and can carry a LA and a BAA without real aid from your broker, then I would begin to think you are more eligible to make a higher split. 

That may help shed some light on the fact that that sector doesnt reflect exactly what is happening economy wide.
