Equitable title effectively confers a financial or "equitable" interest in a specific property.

I live in a college town that's been building larger commercial operations for a couple years now and it hasn't adversely effected the smaller rental markets. 

Too many folks set investment goals without considering what effect "success" in that arena will have on their life.  

It's all cosmetic and does not effect operation of the rental.Tenant damage is the reality of home owners deciding to hold and rent there personal homes.

Know the legal rules of that area that may effect your value.  

That being said, I am skeptical about the income stated, as most of the listings I viewed indicate "Gross Potential Income" instead of effective income.
