Your pitch is all about you and your dream and I would politely tell you "that's great, but I can't help in any way...."

There is tons of information available on any subject you can dream up. 

I have, like many invested in education (bachelors/master) looking for my piece of the American dream.

Kind of a dream situation, so we know we haven't really been prepared for handling difficult tenant situations.  

The only issue he ran into was noise complaints about people dropping weights in the gym.

I know that living my dream as a pro player will only last so long, but why not earn passively even while I'm abroad for a few months out of the year? 

If this is truly your screening criterion, you may be missing out on good deals.This is why many investors do not put too much weight on cap rates much less use a "lowest cap rate" as a screening criterion.
