Which means that before you decide to take anyone up on what appears to be a great deal, you need to look at the other pieces of the puzzle which are: 1.) what are the monthly costs for desk fees, E&O insurance, copies, marketing, etc. 

If the tenant takes you to court and you have no proof, the judge may not rule in your favor. 

Most of the unit has a reddish brown/auburn style wood appearance flooring (that I wouldn't be able to match exactly), so I'm wondering what to go with to replace the kitchen flooring?

I had a misunderstanding to the problem as my experience with divorce was practically none, essentially the court was trying to split everything they had, and the judge took the ZESTIMATE + the rental income for the house and that's what she assessed it as.

So I just go straight to court and file the compliant? 

Luckily, the property is not directly in front of any main entrances, but appears to be located on the field side.
