I'm from Northern Cali as well, and I invest exclusively out of state... a lot of the popular turnkey cities don't really work any more, and I work with a lot of California-based OOS investors that have come to me with 1% deals that were plenty cheap but don't net any profit at the end of the year.As the opportunities become limited around the country, us spend-happy Californians need to be prudent about throwing 100k down in markets we're unfamiliar with.Let me know if you'd ever like to link up!

I just wanted to get opinions from other real estate investors acrosss the country and in my local area on what they see occurring in the market and its effect going forward into next year.

I 100% agree with @Nathan G.    

If he’s “financing” the purchase that means you’re buying sub2 or on a wrap, the loan stays in his name so he probably won’t qualify for another loan.I agree that could be an issue. 

I am an experienced REI as well as a REI broker and have many clients all around the country and wanted to see if anyone has had success with listing and renting out air b & b?

You don't owe the tenants agent a thing unless it was something agreed to prior to lease signing.

I'm trying to be as familiar with my target city as I am with the city I live in and I'm finding it to be a little difficult as I'm on the other side of the country in NYC. 

If one of them asks you to sign an exclusive agreement before you ever have your first showing with them, I'm not sure I'd agree to be locked into that so early on in the process.
