It's useful for a BRRRR or flip project, but again, you better know what you are doing and how you can either get the property on conventional/long term financing or sold (if a flip) before you buy a property 100% on borrowed money. 

Both will treat you well over the long term. 

The ADU will generate the best cash flow in the long run but will take time and more money than you are estimating. 

Long story short, we have gone through 2 pms and I think I am ready to just self-manage. 

That is what will keep long term loyalty and commitment. 

"Mid term" or even long term, you will regret it.

While that works with long term rentals, it does not work well with short term rentals here. 

The long term rent for a house my size in my area is around $1400/month and renting it out short term I average around $2200/month.
