Waiting tables can be lucrative... and a great ground zero for making connections.I would start with reading books, following blogs and listening to podcasts before you spend money on a RE license.

Setting up LLCs can get be expensive and create a lot of paperwork - each LLC files it's own taxes, etc.If you can't find what you're looking for here on BP, Nolo has a book "Every Lanlord's Legal Guide" that would be a good start.

I tried buying the note directly from the bank but given that this bank is a large bank, I was given the runaround and the lower-rank employees who answer the phone say that they don't sell notes.I am willing to partner with and share my profit on this deal with anyone here who has ACTUAL experience buying Jumbo loan/note from a bank (please, do not answer if you just heard it from someone...or you read it from a book, or worse, learned it from the "gurus").

You can also look for seller financed deals as a foreign investor with the cash down.If it's an out of the country investor or out of state I am getting some requests for sellers not go under contract until the buyer has seen the property and looked over the books first.
