Specifically what we are seeking now are semi-long term lenders (ie 5 year note with balloon payment secured by 1st trust deed).However, we are going to need more private money lenders for out short term(1 year or less) fix and flips in the next month or two as well.

You look at every adjoining property on the county assessor's website and you write a letter to every single person that owns a property adjoining yours.

I would not do anything unless you are pushed by the police (I've had received letters, when they did undercover drug buys from 2 different tenants, telling me that I need to evict or they'll seize the property).She's innocent until proven guilty and I think you'd leave yourself open to some legal action, if you tried to evict for something like this - and I don't know if the judge would go for this anyway.

I understand I should send a letter notifying the current tenants of the property transfer, but is the assignment of rent revenue handled mostly in the purchase contract between the seller and buyer?

@Sean Dolan a lot of people buy those motivated seller leads to send letters or postcards to them (which cost money too) or to call them (which cost time, and time = money).So if you can advertise to those same seller leads via Facebook so they see your message and your brand and/or your face for less than what it costs to send them a letter or postcard, then why not?

Looking at the normal absentee owners, out of state owners, tax deliquent, REO, but also sending letters to anyone who has high amount of equity in their homes who would be willing and able to negotiate if they are looking to sell.
