Have you checked with your Homeowners or Auto Insurance agents. 

Auto, Hospitals, and Mortgage industries lead the pack, with plenty more behind it.

Expecting tenants to keep drains clear is very reasonable and accidents happen for sure but there's not reason for the landlord to foot the bill for this IMO.

., renter burns house down, renter severely injured or dies on the property from accident, etc.)So we aren't sure if the homeowners policy would cover situations like that since they are related to short-term renters or if we can get STR insurance on a property we don't own. 

Move the payments to your bank account and setup auto-bill-pay or setup a mortgage servicing company to do this for you.Obviously you must transfer the title into your name.

I had my account on auto pay and hadn't realized the situation until after they moved out.

Most materials cost is minimal as the real cost comes from labor (just like going to an auto shop).At some point, you're just going to have to take on a rehab and learn while doing. 

(this covers 8x the amount of damage caused by accident - not neglect).  

Recent construction comprises auto dealerships and small retail pads, usually with drive-thru capabilities.
