@Joe Villeneuve, yes, one can do ones own comp valuations, even utilizing Zillow's SOLD data, but that does not assure the OP that his LENDER will use the same method for their appraisal of his specific property.

I live about 2 hours away but visit often due to family in the area.Here is what I have discovered about the area:- Newer townhomes in a nice area (low crime/good schools)closer to the military base (Fort Rucker) were purchased for around 130,000 and are now selling for 115,000 or valued for way less.- There are a large number of vacancies in the area, - Rents are not meeting the 1% rule- House values are trending down- I could not identify any improvements to the area that would encourage job growth/attract new families.Example:123 Concord Ave, Enterprise, AL 36330My calculations show that this would work if the seller would take around 85,000 due to the state of the market.

Turn-key wanted as far as securing bids, selecting GC and managing budget and timeline including site visits 2-3 times per week.If also paid based on budget (i.e. the higher the budget the higher the pay), doesn't that put you in conflict with managing the budget?

I just moved back to the Bay Area from East Mesa (ASU Polytechnic Campus) and I can put you in contact with someone who wholesales apartment complexes in Maricopa County.I also have partners in San Luis with commercial land near the commercial port of entry and medjool date farms for sale.It would be great to be able to pick your brain when I do visit the valley.

That way if you are an out of state investor you can (supposedly) rest assured that you've got someone boots on ground where you've invested doing all the landlord/ property management duties while you collect a check.
