yep u can propose a contingency/rider that allows u to exit before lease terminates if your business fails during the lease term however it reduces chances of the PM/owner taking it seriously as they would then have to monitor ur monthly revenues (something many commercial owners do anyway in order to assess royalties due) or proof of lack thereof

This is a very fundamental principle of real estate deals and there is a lot to learn after 6 deals.This is coming from someone that had the same opinion that realtors were not adding much to my deals, and were actually slowing deals down with slow communication and lack of nerve for nonconventional offers and situations.

DO NOT GIVE EMD to the seller in a short sale (my caps are deliberate); if anything you put the EMD into escrow with your choice of closing agency.

As Emily Dixon said, the biggest drawback is the lack of a smooth data entry feature as well as the need for multiple worksheets to have a manageable database for all the things we have to track.I've been looking for a good alternative...seems Quickbooks might be worth a look.

The management style, or lack thereof, by the previous owner is why I got the building at the price that I paid, but this is not the point.When my attorney filed, the clerk took one look at the name on the paperwork and smirked – this name shows up in eviction papers every other month…I knew that she is a pro from day one.
