As I said before, there is opportunity here, but there are also a lot of "cheap" old buildings whose locations are even of little value.But you are correct, in the past months, we've seen a lot more "money from away" coming to town and buying buildings "site-unseen".  

Go and fix the problem, you may have to assess it from on site if you plan to fix it yourself it is impossible to tell the fix from this picture but it is something that needs to be fixed.

People do LLCs because it makes them feel more official. 

New to the website but not new to the podcast or real eastate world. Currently have a commercial property working for me and am looking to make another deal. Found a 11 unit complex for $360,000. Rent income is $5,925...

Either way, I'll tip my cap to him based on the little knowledge I have of deal.

There is still so much that I have to explore on this site, but I would like to say that so far the resources have been helpful, I especially liked the "Ultimate Guide …." book.I am interested in multifamily real estate investing and I look forward to connecting with others who are doing the same.
