After the bank fiasco you can bet an appraiser isn't going to put his tail on the line and be duped into giving a higher appraisal than is justified, and in fact, most appraisers are being extremely conservative, so if you can't show "real" value, walk away.

The bulk sale idea was to expedite/simplify the sales process, hopefully for both buyer and seller.Inventory is extremely thin and sales have been on an uptrend here (well, things seized up right before the election, which happens every time).We're looking to fully cash out for the other investment, so owner financing isn't an option.Appreciate both of you taking the time to reply.OY

I have some funds set aside and an extra 20k could put me into the game to offer cash for some fixer uppers around my area.Drop them into savings - many banks will put extremely long "holds" on them, some won't take them at all.
