Flipping property in Orange County
How to start flipping properties in Orange County with little or no cash? Is the only option wholesaling?

I think flipping is nearly impossible without some cash. Hard money lenders are going to want to see some of your own cash in the deal, or that you have a STRONG track record.
Any friends or relatives who are willing to fund you getting started? Credit cards? Cars you can sell? A 401K you can cash out (not recommended)? A house you can mortgage (also not recommended)?
