Is this an investment/dscr property?

I have a client exploring a new build (her home recently burned down). 

If you think this is going to continue to be a big issue, then just buy housing anywhere. 

This led to the buyer's agent asking why this was not disclosed in the SRPD.

Credit score is acceptable, he has no evictions, have enough income to cover rent comfortable. but then i am here as it's useful to learn from others experience for this kind of profile and background that I have no experience with.   

I am new to this Forum and am thinking about getting into Real Estate Investing.  

Prices in Columbus are still low enough to find 1% rule deals and there's a ton of appreciation happening in this market as well.

This is who we use in the QC and surrounding areas.

I'm looking for advice on how to do this. anyone with experience on this topic?

Can someone who has seen this before please confirm if the above is correct and am I missing anything or need to consider anything else.
