By separately metering water, and having a washer and dryer tenants pay for, the extra income is tops for the four plex.In a four plex, you also may have two added garages.

The tenants were typically using it for storage.If I had a tenant maybe a commercial tenant, I'd want a separate electric meter, and none of the gargaes we have had had gas or plumbing.

I could definitely find better tenants.The homes are both separately metered for electric and gas but not for water/sewer.HOUSE #1 (Duplex) -  Asking $50,0002bed - Rents for $4001bed - Rents for $350Insurance would be roughly $60, taxes are $48, trash $20, and water/sewer $90 (all monthly costs)HOUSE #2 (Triplex) - Asking $50,0002bed - $4001bed - $3501bed Efficiency - Lets his maintenance man of 5 years stay rent free.

Although for the average investor it makes no sense to me that they would spend it on this the money could be better used elsewhere.It would be cheaper to have your units meters separated and pass on 100% of the cost.
