Rural rentals and lp gas

My wife and I are new investors. We have a contract to purchase our first rental. We are waiting for our solo 401k setup so we can go to closing. This single family home is in rural TN. and has propane gas for heat. How do you seasoned investors deal with propane? Do you let the tenant deal with the gas company for it? Do you fill the tank and then make them pay for the top offs every month? Last thing I want is frozen pipes because a tenant did not put gas in the tank. I have a few ideas on how to make it work, but I am interested on what you experienced landlords have found that works for you?

We have been BP members for a year now and really appreciate the knowledge we have gained here.

    That is a classic tenant responsibility. Be sure you insure your property and the tenant has liability insurance.
